In July 2025, the price of used housing in Spain surged by 14.7% year-on-year, setting an average price of 2,471 euros per square meter, according to the idealista real estate index. This increase marks the highest price point recorded by idealista since data collection began, alongside a more recent 5.1% escalation over the last three months and a 1.4% rise compared to June 2025.
The Comunidad de Madrid recorded the highest price increase at 24.4% compared to July 2024, followed closely by the Region of Murcia with a 19.3% hike and the Comunidad Valenciana which saw an 18% rise. In stark contrast, regions like Extremadura, Castilla-La Mancha, and Castilla y León demonstrated much more modest increases, with Extremadura being noted as the most affordable at just 979 euros per square meter.
Overall, 43 provinces reported rising housing prices, particularly evident in coastal areas and major urban centers. Santa Cruz de Tenerife experienced a remarkable 25.1% increase in housing prices over the past year, while San Sebastián holds the title of the most expensive city in Spain with prices soaring up to 6,230 euros per square meter. On the contrary, Ciudad Real was highlighted as the cheapest province with a price of 738 euros per square meter. The index reflects offer prices for homes, aiming for accuracy by excluding atypical listings and focusing on median values.
